Research has found that 80% of homebuyers that are obtaining a mortgage to fund their home purchase believe that their lenders valuation is a survey – it is not!

As a result, the majority of homebuyers do not procure a professional survey before they buy their new home. Researchers have found that as a result:
  • Home buyers that do not get a survey spend an average of £5,750 on repairs for problems that would have been indentified in a survey.
  • Buyers miss out on the ability to negotiate down the asking price of a property by an average of £2,000 by not procuring a survey.

In other words getting a survey makes sound financial sense!

The Home Condition Survey (HCS) from RPSA has the following features not found in other surveys:
  • It provides a simple and clear presentation style with a 1,2,3 rating system that tells you what is right as well as what is wrong with the property, all supported by photographic evidence.
  • The HCS covers the condition of the building and defects, including structural movement, damp, rot, woodworm, heating, drains, electrical services, alterations, additions and the cost of rebuilding the property. It will also identify the potential presence of any invasive weeds (such as Japanese Knotweed) if the property has a garden.
  • It does not carry lots of caveats about it not being the surveyors fault if they get something wrong!
  • It provides peace of mind with Professional Indemnity insurance attaching to the survey. This takes away any risk of the surveyor going out of business and you being left high and dry if there is a problem.
  • The surveyor will call you after the survey to discuss its contents with you.
